Everything included in a FacilityWebStudio website
A FacilityWebStudio website includes far more than the pages: documented service levels, service-area pages, SEO, AEO and GEO with structured data, compliance pages, hosting, weekly updates and researched articles on every plan, then an AI receptionist, site chat and message replies from Operating Ledger, and social posts, reels and a managed Google Business Profile on Enterprise Ledger. Each feature below says what it does, the problem it removes, what you have to do, and the plan that carries it.
Pages that open instantly
Custom-coded pages served from the edge, 90+ PageSpeed guaranteed.
- What it does
- Builds every page as lightweight custom code on a global edge network, held to 90+ on Google PageSpeed for mobile and desktop.
- The problem it removes
- A property manager checking vendors on a phone between site visits closes a slow page and opens the next contractor on the list. When you pay for ads, every slow load is a paid click that never sees your offer.
- What you do
- Nothing. Speed is built in and checked against the live page.
Why speed is the first feature
A page that opens instantly keeps the procurement reviewer who was about to close the tab and move to the next vendor. Every page is custom coded, ships almost no JavaScript, and is served from Cloudflare's global edge, so the site is fast on the day it goes live rather than after someone audits a bloated page builder later. A facilities buyer often reviews several vendor sites back to back during a shortlist review; a slow site reads as a preview of a slow response time.
How a faster landing page can lower what you pay for ads
Google Ads scores every keyword with a Quality Score, and one of its three components is landing page experience: how relevant and useful the page is to the person who clicked. A page that loads fast, answers the search it was built for and works properly on a phone gives that component its best chance, and a better Quality Score can lower what you pay per click. Just as important, more of the clicks you already pay for stay long enough to read the page and send an enquiry, instead of bouncing while a heavy page is still loading. We do not promise a specific cost per click, a percentage or a ranking; we build the page so the landing page side of the equation is not what holds your campaigns back.
What we guarantee
Every page we build and host carries a guarantee of 90+ on Google PageSpeed, on both mobile and desktop. If a page we control falls below that, we fix it at no charge. It is a measurable number checked against the live page, the same way a service level commitment gets checked against a work order log.

Service level ledger table
A real, ruled table documenting response times, frequencies and coverage the way a facilities buyer expects.
- What it does
- Puts your real response windows, cleaning or maintenance frequencies and coverage into an aligned table on your key service pages.
- The problem it removes
- Your commitments live in a PDF a buyer has to request, so they email you for it, or quietly shortlist a competitor whose site already answers the question.
- What you do
- Send the commitments from your current contracts or service agreements. We build them in exactly as given.
What the ledger table actually shows
A facilities management buyer reads a vendor site the way they read a contract exhibit: looking for aligned rows of committed figures, not a paragraph of adjectives. The service level ledger is a real HTML table built into your key service pages, with columns for the service, the committed frequency or response window, and the coverage it applies to. Every figure comes from what you tell us during onboarding, and anything illustrative rather than contractual is labeled as such, because we never invent a number to make a row look complete.
Built to be checked, not just read
The table format lets a reviewer scan and compare rather than parse prose. It also gives your site an extractable block that search engines and AI answer tools can cite directly, since a structured table with clear labels is exactly the kind of content that surfaces in an answer rather than a generic summary of your homepage.
| Service or term | Commitment | Coverage |
|---|---|---|
| Site revisions | 5 / month | Any size, no cap on total requests |
| Revision turnaround | 2 to 5 working days | From request received |
| Page speed | 90+ PageSpeed | Mobile and desktop, every page |
| Researched articles | 2 to 3 / week | By plan, 2,500 to 3,200 words each |
| Hosting uptime response | Monitored continuouslyIllustrative | Cloudflare edge network |
| Domain registration | Included, in your name | For the life of the plan |
Rows marked illustrative describe how a term is typically documented rather than a numeric guarantee. Every other figure is a real term of the plan, not an estimate.
Available on: Baseline Ledger, Operating Ledger, Enterprise Ledger (every plan)
Location and service-area pages
A page for every city, region or portfolio type you serve, written for that market rather than spun from a template.
- What it does
- Builds a distinct page for each city, metro or region you actually serve, with the services available there and the vocabulary that market uses.
- The problem it removes
- A facilities manager searches "janitorial services Dallas" or "HVAC maintenance contractor Tampa" and finds a local competitor, because your one national page never mentions the city.
- What you do
- Tell us where you operate today. New areas are added later as revisions.
How location pages grow organic traffic from local searches
Most facilities searches carry a place: a city, a county, a metro. Search engines match those searches to pages that are genuinely about that place. A distinct page per service area, stating what you run there, who it serves and how buyers reach you, gives each local search a page to land on. Over time those pages collect their own search visibility, which is traffic you do not pay for per click.
Why one national page is not enough
A facilities company covering multiple regions loses to local competitors when one page tries to represent every market at once. Each region, or each portfolio type you serve, gets its own page with the service availability specific to that market, so a buyer reads a page built for their situation rather than a paragraph that mentions their city once. We never publish thin pages with only a city name swapped; that pattern is filtered by search engines and damages the whole domain.
Grows without a rebuild
New locations and new sub-niche pages are added as revisions through your client portal, using the structure the site is already built with. You are not paying for a redevelopment project every time you win a contract in a new region.
Available on: Baseline Ledger, Operating Ledger, Enterprise Ledger (every plan)
Enquiries into your CRM
Every form and quote request routes straight into the system your team already works from.
- What it does
- Connects every enquiry, walkthrough request and quote form to your CRM by API, Zapier or Make, so each lead lands where your team works.
- The problem it removes
- A request for a site survey sits in a shared inbox until Monday, and the buyer has already booked the contractor who replied first.
- What you do
- Tell us which CRM or spreadsheet you use during onboarding. We configure it before launch.
No enquiry sits in an inbox
A request for a site walkthrough or a proposal is connected into any CRM by API, Zapier or Make, so it lands where your estimating or business development team already works instead of an inbox that gets checked once a day. For a facilities company where the first reply often wins the bid, that routing speed is part of the sales process.
Works with a HighLevel CRM too
If your team already runs its pipeline in GoHighLevel, the site feeds that pipeline the same way it would feed any other CRM: the website is the front door, your CRM stays the back office. Nothing about your existing automations has to change.
Set up during onboarding, not after launch
You tell us which CRM or spreadsheet you use during onboarding and we configure the routing before the site goes live, so the first enquiry on day one already lands in the right place. If you change systems later, reconfiguring the routing is handled as a support request through your client portal.
Available on: Baseline Ledger, Operating Ledger, Enterprise Ledger (every plan)
Compliance pages and accessible build
Privacy policy, terms, a cookie banner that really blocks scripts, an accessibility statement and consent wording on SMS forms.
- What it does
- Ships your site with the policy pages and consent mechanics a US business site is expected to have, and builds the pages with accessibility in mind.
- The problem it removes
- A procurement reviewer or a property owner notices a missing privacy policy or a cookie banner that does nothing, and it reads as a company that cuts corners.
- What you do
- Confirm your business details and review the pages. They are written as a starting point, not legal advice.
Which compliance pages come with your website
Every site we build carries a privacy policy, terms of use, and a cookie policy paired with a consent banner that genuinely holds analytics and marketing scripts back until a visitor agrees, rather than a banner that blocks nothing. It also carries an accessibility statement that states the conformance target and how to report a problem, and any form that collects a mobile number for text messages carries consent wording written with TCPA expectations in mind.
Built with accessibility in mind
Pages are built toward the WCAG 2.2 AA guidelines: readable contrast, keyboard operation, visible focus, alt text on images and tap targets sized for a thumb. That helps you meet the expectations commercial buyers and public-sector procurement teams increasingly bring to a vendor review. It is not a legal certification, and we say so plainly.
Facilities-specific guidance: publish capability, not security detail
Facilities companies hold sensitive knowledge about the buildings they look after. We write pages that prove capability without publishing what should stay private: no client access procedures, alarm or key-holding detail, site layouts or named client buildings unless your contract allows it. Enquiry forms ask only for what an estimator needs. None of this is legal advice; it helps you meet the obligations you already carry, and your own counsel has the final word.
Available on: Baseline Ledger, Operating Ledger, Enterprise Ledger (every plan)
SEO, AEO, GEO and schema
Technical and on-page SEO, answer-first content for featured snippets, and clean entity data for AI assistants.
- What it does
- Builds the site so search engines rank it, answer engines quote it, and AI assistants can cite it, with structured data on every page.
- The problem it removes
- A facilities director asks Google, or asks ChatGPT, which contractors cover their area, and your site is either invisible or has nothing clear enough to quote.
- What you do
- Nothing beyond onboarding. We handle the technical and content work.
SEO: technical and on-page, done properly
Technical SEO means clean URLs, a sitemap index, canonical tags, fast pages, correct redirects and nothing blocking crawlers. On-page SEO means one clear topic per page, a title and description written for that page, headings that follow the questions buyers ask, internal links between related services and locations, and the service-area pages described above. It is the foundation every other visibility channel sits on.
AEO: being the answer, not just a link
Answer engine optimization shapes content so it gets lifted into featured snippets, voice answers and AI summaries. Every section opens with a direct answer to its heading, FAQ blocks answer the questions buyers actually ask, and tables like the service level ledger give engines a clean block to extract. A buyer who asks "what should a janitorial contract include" is more likely to see your answer.
GEO: being cited by ChatGPT, Claude, Perplexity and Google AI Overviews
Generative engine optimization makes your business easy for AI assistants to understand and cite. We publish an llms.txt file that summarizes the site for language models, keep your business name, services and coverage consistent on every page, and state facts plainly enough to be quoted. No one can guarantee an appearance in any AI answer, and we do not; we make it more likely by giving those systems clean, citable facts.
Schema and JSON-LD, and why they matter
Every page carries structured data that tells search engines what it is: Organization or LocalBusiness for your company, Service for each service page, FAQPage for visible questions and answers, BreadcrumbList for the page path, and Review markup once you have real reviews to mark up. Structured data helps search engines understand a page and can make it eligible for richer results. It is generated from the same data as the visible page, so the two never disagree.

AI receptionist with call summaries
Answers calls when your team cannot, takes the details, and sends a transcript and summary of every call.
- What it does
- Answers inbound calls when your team is on site, busy or off shift, describes your services, takes the enquiry details and books the next step.
- The problem it removes
- Calls come in while supervisors are walking a building or after the office closes. Voicemail loses the ones who needed an answer tonight, including the urgent callouts.
- What you do
- Review and approve the script before launch. Read the summaries afterwards.
What it does and does not do
The AI receptionist is part of the AI Engine. It is configured to describe your services, take enquiry details, and hand off anything that needs professional judgment to a person at your business. It never gives advice about a caller's specific facility or contract; it collects information and books the next step.
Call transcripts and summaries included
Calls handled by the AI receptionist are transcribed and summarized into a call-analysis document so your team can see what was asked and how it was answered, and spot the urgent ones, without listening back to every recording.
Set up before launch, billed plainly
You review the scripts before your site goes live, so it speaks in your terms about your actual service lines. The AI Engine plan carries a monthly fee plus AI usage, shown on the pricing page as "plus usage", so there is no surprise about how it is billed.
Available on: Operating Ledger, Enterprise Ledger
AI chat on your website
A chat widget that answers visitor questions about your services, day or night, and captures the enquiry.
- What it does
- Adds a chat widget to every page that answers questions about your services and coverage and collects contact details for follow-up.
- The problem it removes
- A buyer comparing vendors at 9 p.m. has one question about coverage. With no one to ask, they move on to a site that answers.
- What you do
- Approve what it knows about your services. We keep it updated as revisions.
Answers first, then a hand-off
The site chat is trained on your own pages: your service lines, your coverage areas and your ledger commitments. It answers what it can from that material and captures the visitor's details for your team on anything it cannot, so an evening question becomes a lead in your CRM by the morning.
Speaks from your content, not the internet
Because the chat answers from what you have approved, it does not invent services you do not run or promise response times you have not committed to. When your pages change, the chat is updated with them.
Available on: Operating Ledger, Enterprise Ledger
AI replies on SMS, Messenger and Instagram
AI agents answer text messages, Facebook Messenger and Instagram DMs and book the next step. A2P 10DLC registration handled.
- What it does
- Replies to text messages, Facebook Messenger and Instagram direct messages in minutes, answers service questions and books a walkthrough or call-back.
- The problem it removes
- Messages sit unread for a day because nobody owns the inbox, and a slow reply to a property manager looks exactly like a slow response time on site.
- What you do
- Approve the replies before launch. We file the carrier registration for texting.
One set of answers across every channel
The same approved knowledge that powers the receptionist and the chat answers text messages and Messenger and Instagram direct messages, so a buyer gets a consistent answer whichever way they reach you. Anything needing a person is handed to your team with the conversation attached.
A2P 10DLC registration handled for you
Business text messaging in the US requires carrier registration, called A2P 10DLC. We file it on your behalf and write the consent wording for your forms. Carrier fees are passed through at what our providers charge, with nothing added.
Available on: Operating Ledger, Enterprise Ledger
Researched articles every week
2 to 3 articles a week, 2,500 to 3,200 words each, written for facilities topics and cited to real sources.
- What it does
- Publishes 2 researched articles a week on the first two plans and 3 on the third, each 2,500 to 3,200 words, on the topics your buyers search.
- The problem it removes
- Nobody on a busy operations team has time to write a blog, so the site never builds the search visibility that brings buyers in without paid ads.
- What you do
- Nothing. Suggest topics or flag subjects to avoid whenever you like.
Content built for a specific reader
Each article is written for the person who actually searches facilities topics: a facilities director comparing service models, a property manager researching a maintenance schedule, a procurement lead trying to understand contract structures. Articles run 2,500 to 3,200 words, cite real sources for any statistic, and never invent a figure to sound authoritative.
Volume by plan
The first two plans carry 2 researched articles a week; the third carries 3 a week as part of the Content Engine. Over a year that becomes a substantial body of content answering the questions your buyers are asking, which is what sustained organic visibility is built from.
Available on: Baseline Ledger, Operating Ledger, Enterprise Ledger (every plan)
Social posts and reels
3 social image posts and 2 short video reels a week, as part of the Content Engine.
- What it does
- Produces 3 social image posts and 2 short-form reels a week from the same sourced material as your articles.
- The problem it removes
- Your company page last posted a year ago, so a buyer who checks it before a walkthrough wonders whether you are still trading.
- What you do
- Approve or request changes. Nothing to write or film unless you want to.
For a company treating content as ongoing marketing
The Content Engine steps article volume up to 3 a week and adds 3 social image posts and 2 short-form reels a week, all built from the same factual, sourced approach as every article. It suits a facilities company running an active business development function that wants a steady stream of shareable material.
Available on: Enterprise Ledger
Managed Google Business Profile
Posts, service updates and photos on your Google Business Profile, kept in step with the website.
- What it does
- Keeps your Google Business Profile current with posts, service updates and photos that match what the website says.
- The problem it removes
- The profile a buyer finds on a map search lists old services and old hours, and contradicts the site they read five minutes later.
- What you do
- Grant manager access to the profile once. We handle the rest.
The map listing and the website, telling one story
Your Google Business Profile is kept current as part of the Content Engine: posts, service updates and photos are managed so the profile a facilities buyer finds through a map search reflects the same business the website describes.
Available on: Enterprise Ledger
Revisions and weekly detail updates
5 revisions a month of any size, completed within 2 to 5 working days, plus weekly detail updates.
- What it does
- Makes the changes you ask for, 5 requests a month of any size, each completed within 2 to 5 working days, and keeps small facts current every week.
- The problem it removes
- A new certification, a new service line or a new region takes months to appear on the site because nobody owns the website.
- What you do
- Send the change through your client portal or by email.
A site that keeps pace with the contracts you are bidding
Facilities contracts change: a new service line, an updated coverage area, a new certification. Weekly updates mean these details reach the site as they happen instead of waiting for an annual redesign, so the site a prospect reads during due diligence matches the business you run this quarter.
Included, not billed by the hour
5 revisions are included every month with no size limit per revision, each completed within 2 to 5 working days. After that each extra revision is a flat $20, with no hourly billing anywhere. Unused revisions do not roll over.
Available on: Baseline Ledger, Operating Ledger, Enterprise Ledger (every plan)
Managed hosting and security
Cloudflare hosting with SSL, CDN, DDoS protection and unmetered bandwidth, nothing itemised.
- What it does
- Hosts the site on Cloudflare's global network with SSL, a CDN, DDoS protection and unmetered bandwidth, and handles uptime monitoring and security.
- The problem it removes
- A plugin update breaks the site on a Friday night, or a hosting renewal lapses, and nobody at the company knows the login.
- What you do
- Nothing. You never log in to a hosting panel.
One monthly fee, nothing added later
Hosting runs on Cloudflare's global network with SSL, a content delivery network, DDoS protection and unmetered bandwidth included in the monthly fee. There is no separate hosting invoice, no SSL renewal charge, and no bandwidth overage that shows up three months after launch.
You never log in to manage it
Hosting, security updates and uptime monitoring are handled entirely on our side. Nobody at your business needs a login to a hosting platform or a plugin dashboard; that responsibility stays with us for the life of the plan.
Available on: Baseline Ledger, Operating Ledger, Enterprise Ledger (every plan)
Your domain, in your name
One domain included, registered in your name, transferred to you free if you ever leave.
- What it does
- Registers one domain in your name for as long as your plan is active, or points the domain you already own at the new site.
- The problem it removes
- A previous web vendor registered the domain in their own name, and getting it back turned into a negotiation.
- What you do
- Tell us the domain you want, or the one you already have.
You own it outright
One domain is included free while your plan is active, registered in your name through Cloudflare Registrar or Spaceship. If you already have a domain we point it at the new site, and nothing changes for people who know your address. If you ever leave, tell us where to send the domain and we transfer it at no charge.
Available on: Baseline Ledger, Operating Ledger, Enterprise Ledger (every plan)
Move from your current site, rankings intact
Every existing URL mapped and redirected with 301s, and your accurate content carried across.
- What it does
- Maps every URL on your current site, puts 301 redirects in place for anything that moves, and reuses what is accurate in your existing content.
- The problem it removes
- A new site launches and the old service pages that brought in enquiries vanish from search overnight.
- What you do
- Give us access to review the current site, and tell us which pages bring in work.
No starting from zero
We map your existing URLs before launch and put 301 redirects in place for anything that changes, so pages that already rank keep their signal. If a service or location page already brings in enquiries, tell us during onboarding and we account for it directly in the new structure.
Your content, rewritten where it needs to be
We use what is accurate on your current site as the starting point, rewritten into the ledger-style structure. We do not simply republish old copy unchanged, since most existing facilities sites lack the documented service level detail this build is centered on.
Available on: Baseline Ledger, Operating Ledger, Enterprise Ledger (every plan)
Client portal for every request
One place to request revisions, raise tickets, send files and message the team.
- What it does
- Gives you an account from launch day where every revision, support ticket, file and message about your site is tracked.
- The problem it removes
- Change requests get lost across email threads and phone calls, and nobody can see what is still open.
- What you do
- Use it when you need something. That is all.
Everything about your site in one place
From the portal you request revisions, raise a support ticket, send files you still owe us and message the team directly. Each request is tracked until it is done, so nothing gets lost in an inbox. You never log in to the website itself; we handle that side.
Available on: Baseline Ledger, Operating Ledger, Enterprise Ledger (every plan)

Client notes
What operators say about the features they use
The facility walkthroughs preparation page does one job and does it well. Visitors arrive knowing what the first discussion covers and what they should think about beforehand. It has replaced the hurried afternoon rewrite of the same instructions.
Jordan SandersonService delivery coordinator, public building maintenance contractorBillings, Montana Preparation guide and inquiry support for facility walkthroughs
The time we spent on the facility walkthroughs wording was time well spent. The boundaries are drawn clearly: what the site settles, and what our people still decide. Correcting the site's accidental promises is no longer part of our calls.
Maurice CrawleyScheduling supervisor, healthcare premises support servicesTulsa, Oklahoma Service scope and expectations for facility walkthroughs
We used to forward facility walkthroughs emails around and hope somebody had replied. Requests are assigned automatically, with a backup for when the owner is away. Holiday cover stopped being an archaeological exercise.

Questions about specific features
Can a faster website lower what we pay for Google Ads?
It can help. Google Ads Quality Score has three parts, and one of them is landing page experience: how relevant and useful the page is to the person who clicked. A fast, specific service page gives that part its best chance, and a better Quality Score can lower cost per click. More of the clicks you already pay for also stay long enough to enquire. We guarantee 90+ PageSpeed; we do not promise a specific cost per click or ranking.
What is the difference between SEO, AEO and GEO?
SEO is being found and ranked by search engines. AEO, answer engine optimization, is being the answer pulled into a featured snippet, a voice answer or an AI summary. GEO, generative engine optimization, is being cited by AI assistants such as ChatGPT, Claude, Perplexity and Google AI Overviews. Every plan covers all three: technical and on-page SEO, answer-first copy with FAQ blocks, and an llms.txt file with consistent, citable business facts.
Will you build location pages for the cities we serve?
Yes. We build a distinct page for each city, metro or region you actually serve, with the services available there, so local searches like "janitorial services in Dallas" have a page to land on. New areas are added later as revisions. We never publish thin pages with only the city name swapped, because search engines filter them.
Can you guarantee we appear in ChatGPT or Google AI Overviews?
No one can honestly guarantee that. What we do is make it more likely: clean structured data, consistent business facts on every page, answer-first content, FAQ blocks and an llms.txt file that summarizes your site for language models.
What schema markup do you add?
Organization or LocalBusiness for your company, Service for each service page, FAQPage wherever questions and answers are visible, BreadcrumbList for the page path, BlogPosting for articles, and Review markup once you have real reviews with permission. It is generated from the same data as the visible page, so the two never disagree.
What does the AI Engine actually do?
On Operating Ledger and Enterprise Ledger, it adds an AI receptionist, site chat, and SMS, Messenger and Instagram response, all configured to describe your services, take enquiry details, and route the request rather than give advice about a caller's specific facility. Anything requiring judgment is handed to a person at your business.
Do we review what the AI says before it goes live?
Yes. You review the scripts and the information the AI is trained on before launch, so it describes your actual services and coverage areas rather than a generic script. Text messaging requires carrier registration, called A2P 10DLC, which we file on your behalf; carrier fees are passed through at what our providers charge.
Which compliance pages come with our website?
A privacy policy, terms of use, a cookie policy with a consent banner that genuinely holds analytics and marketing scripts back until a visitor agrees, an accessibility statement, and consent wording on any form that collects a mobile number for text messages, written with TCPA consent wording and carrier A2P 10DLC registration in mind. They help you meet common expectations for a US business site; they are not legal advice, and your own counsel has the final word.
Is the site built to be accessible?
Yes. Pages are built toward ADA expectations and the WCAG 2.2 AA guidelines: readable contrast, keyboard operation, visible focus, alt text and tap targets sized for a thumb. That helps with ADA expectations and with public-sector procurement reviews. It is not a certification of compliance.
Is hosting an extra cost?
No. Hosting is included in the monthly fee and never billed separately. Your site runs on Cloudflare's global network with SSL, CDN, DDoS protection and unmetered bandwidth included. There is no hosting invoice, no SSL renewal, no bandwidth overage and no surprise line item in month four.
